A Control4-led technology specification spanning living-room audio, smart lighting, blinds, climate, intercom access, CCTV, apartment security and professional networking.

For premium connected apartment living, BLUTEK’s documented proposal brings personal room controls together with the wider security and access needs of the building. The technology scope includes Control4 CORE 3 automation, smart lighting, compatible HVAC integration and professional networking.
The living-room audio provision includes a pair of Triad in-ceiling speakers and a Triad SA1 streaming amplifier, while the balcony, powder room, ensuite and bathroom are specified for future audio pre-wiring. These are not five completed speaker zones.
Individual apartment security is specified separately from building-level Akuvox intercom and lift access, Dahua CCTV and smart garage functions. These are proposed systems in the supplied BOM, not independently verified as-built installations.

The proposal describes Control4-led room controls alongside a separate building access and security infrastructure. The intended experience combines AV, lighting, compatible climate equipment and motorised blinds inside the residence, supported by building intercom, lift and surveillance systems.
Products and quantities listed in the proposal will be checked against installation records and photography before this case study is approved as a completed project.
PROJECT VISION
A premium residential automation design is built around everyday interactions: comfortable lighting, a considered entertainment experience, intuitive access and dependable connectivity. The proposed system connects compatible functions without cluttering the architecture with unnecessary equipment.
The bill of materials identifies apartment-level systems and a separate building-security package. We present the project as a specified installation scope, pending confirmation of final as-built details.
CONTROL4 SYSTEM
The proposal specifies Control4 CORE 3 automation, with a Control4 Halo handheld remote for living-room AV control. A CoolMaster VRF bridge is included for compatible air-conditioning integration, alongside programming of lighting scenes, blind controls and sensors.
A compact 12RU equipment rack, patch panel and surge protection support the AV and network components. The exact routines and interfaces available to occupants depend on the completed installation and commissioning.
The central automation controller named in the BOM.
Handheld control for the living-room entertainment system.
Interface for compatible VRF air-conditioning systems.
Compact housing for the supporting components.
LIVING-ROOM AUDIO
The living-room specification includes two Triad TS-IC82 in-ceiling speakers, a Triad SA1 streaming amplifier, television audio-return equipment and a V-Star TV bracket. The Control4 Halo remote provides a dedicated AV control interface.
Four further areas — balcony, powder room, ensuite and bathroom — receive pre-wire provisions only. The proposal does not list installed speakers or amplifiers for these four additional areas, so they should not be described as completed audio zones.
SMART LIGHTING & BLINDS
The lighting schedule names six Control4 configurable keypads and thirteen keypad dimmers, together with matching white faceplates, three low-wattage puck dimmers, three wireless puck switches and five Faradite motion sensors. Beam sensors, control-bus components, faceplate engraving and a blind-control module are also part of the proposed scope.
Programming allowances cover keypad layouts, lighting scenes and blind operation. Exact scene behaviour and controlled circuits are determined during commissioning, while 240V installation remains with the project electrician.
SECURITY & ACCESS
The proposal separates apartment-level alarm equipment from a larger shared access and surveillance system. The apartment alarm scope lists a NESS D8 panel and keypad, internal sounder, Sifer card reader and magnetic contacts.
At building level, the specification includes Akuvox door-entry and touchscreen hardware, lift control, smart garage access, a Dahua recorder and six 6MP turret cameras. Access permissions, remote viewing and final commissioning settings require verification.
Apartment alarm panel and local access devices.
Door station, touchscreen and lift-access equipment.
Six specified 6MP cameras and a recording system.
Smart garage and door-monitoring components.
NETWORKING
Network hardware includes an Araknis 220 Series router, a 310 Series 16-port Gigabit switch and two Araknis 320 Series Wi-Fi 6 access points per relevant unit specification. A patch panel and Cat6 leads support structured installation.
These components provide the planned infrastructure for automation, AV and compatible networked devices; actual performance is subject to the completed cabling and access-point placement.
PROJECT PHOTOGRAPHY
The uploaded photography is arranged here as two concise, editable Elementor galleries rather than a continuous wall of oversized photographs. The existing hero and supporting images are deliberately excluded from these selections.
Final image choice and captions will be reviewed against the actual visual content before publication.
THE BLUTEK APPROACH
From equipment selection and cabling plans through to control interfaces and system programming, BLUTEK approaches home technology as an integrated part of the interior. This project scope combines automation, audio, lighting, comfort, networking and building-level access into one considered solution.
The proposal documents intended equipment rather than independently confirming every item was installed. The final page remains subject to approval after review of the photographs and completion records.
