This premium residence called for technology to be planned as part of its architecture. BLUTEK’s signed project proposal sets out a dedicated projection cinema, five potential music zones, professional networking, integrated security and access systems, with Control4 lighting available as a separate package option.
The cinema specification centres on an Epson TW9400 4K projector, a 120-inch DTX screen, Integra DRX-2.4 receiver, Triad loudspeakers, an OmniSub subwoofer and a 400-point starlight ceiling. Control4’s CORE Lite and Halo bundle is included for dedicated room control.
Across the home, the multi-room audio specification identifies living, kitchen/dining, gym, alfresco and pool areas. The pool audio zone is expressly optional to remove. The lighting schedule names 38 Control4 keypads and distributed relay/dimming equipment, but the quotation presents this as a conditional package. A proposed CORE 3-to-CORE 5 incentive is also conditional on proceeding with lighting.

THE PRIVATE CINEMA
The theatre package specifies an Epson TW9400 4K projector paired with a DTX Digital Platinum Pro Matt White 120-inch 16:9 screen. An Integra DRX-2.4 7.2-channel receiver drives the planned Triad surround loudspeaker system, comprising three Series 3 in-wall speakers, four TS-IC82 Series 2 in-ceiling speakers and a Triad OmniSub 10-inch subwoofer.
For straightforward operation, the scope includes a Control4 CORE Lite and Halo remote bundle. The room’s distinctive finish is a 400-point LED star ceiling, with projector mounting and associated signal cabling also identified in the proposal.
These specifications describe the proposed package, not independently verified final equipment.

MULTI-ROOM AUDIO
The proposed distributed audio system includes five areas: living, kitchen/dining, gym, alfresco and pool. Eight Triad TS-IC82 in-ceiling speakers are scheduled across the first four zones, with two SpeakerCraft 8-inch rock speakers specified for the pool area.
The pool speaker zone is listed as removable from the package, so its final installation cannot be treated as confirmed without the handover record. An Episode Response Series DSP twelve-channel amplifier appears in the core equipment schedule to support the broader audio design.

SMART LIGHTING
The lighting proposal includes 38 Control4 wired contemporary keypads with matching white faceplates, three eight-channel adaptive phase dimmers and seven eight-channel relays. The architecture also incorporates a Control4 Bus Ethernet Gateway, 48V bus supply, terminal blocks and DIN-rail enclosure.
Lighting scenes and keypad programming are included as conditional work. The agreement explicitly distinguishes packages with and without lighting, and offers an incentive to upgrade a Control4 CORE 3 to a CORE 5 if lighting is approved. Accordingly, this page does not claim the 38 keypads or CORE 5 are verified installed items.
SECURITY & SURVEILLANCE
The security specification covers an Inception alarm system with Elite X keypad, an Integrity input expander, magnetic contacts, motion sensors and smart garage integration. For video surveillance, the proposed schedule includes eight Dahua 6MP turret cameras, an eight-channel network recorder and a 22-inch display.
The interface and control design depend on final commissioning, user permissions and supported integration drivers. This case study does not describe undocumented surveillance coverage or remote features.
ENTRY & INTERCOM
Two Akuvox X912S four-inch touchscreen door stations and two Akuvox S567W ten-inch indoor touch monitors are included as an intercom package option for two entry locations.
The specification describes an access-control option with facial recognition; exact enrolment, permissions and remote-access configuration have not been independently confirmed.
NETWORK & CONNECTIVITY
The data network includes an Araknis 110 Series router, Araknis 220 Series 24-port partial-PoE switch and three Araknis 320 Series Wi-Fi 6 wireless access points. The brief also includes an equipment rack, patch leads and relevant network installation and programming.
A professionally planned network supports the automated home, connected security devices and audiovisual equipment. Final coverage and measured performance depend on installation and commissioning.
CONNECTING THE SYSTEMS
The core component schedule lists a Control4 CORE 3 with the conditional CORE 5 upgrade incentive. Other proposed components include a Bond Bridge Pro, AirTouch4, Dahua and Bond Bridge software drivers, THOR surge protection and an equipment rack.
These components are intended to support a coordinated interface for compatible systems. The original scope expressly excludes several electrical and third-party integrations unless separately included, so the page avoids claiming those additional integrations were delivered.
